Steamboat Landing, LLC Views! Views! Views! Approximately two years ago the Steamboat Landing “Team” began researching the feasibility of acquiring a 134 acre parcel of land located in the northwest section of the City of Steamboat Springs known as the Williams property. The property is unique in the fact that it is the last large parcel of land still within the City limits with some of the best views in the County. The property’s location affords unobstructed vistas of Sleeping Giant, Emerald Mountain and the world famous Steamboat Springs Ski Mountain. In addition, the eastern segment of the property is contiguous to a portion of the west boundary of the Bob Adams Field also known as the Steamboat Springs Airport. As time progressed the Team began discussions with the City of Steamboat Springs Airport Manager, Public Works Director, Planning Department Service Manager and the Federal Aviation Administration. The development plan includes approximately 150,000 square feet of commercial hangars, a range of single family homes, and townhome residences through meticulous planning with the firm of Nuszer Kopatz Urban Design Associates, the Team is putting together a “Small Town Theme”. The knoll of the property has magnificent unobstructed views of the valleys and surrounding mountains and will be transformed into a groomed 6 – 8 acre park with gazebo, picnic areas, barbeque grills and a myriad of trails and walking paths that will wind throughout the entire 134 acre development. The project has been named Steamboat Landing in a nod to both the history of the property and Bob Adams Field itself. The project is being financed through internal contributions, private equity, convertible equity and commercial funding. The Team has now performed all of its due diligence and has scheduled a closing on or before October 15, 2008.

Announcement of Hangar Phase |
Utilizing a “through the fence agreement” the Team will construct and sell 64 private aircraft hangars with access to the Bob Adams Field. As implied by the Federal Aviation Administration and in its simplest form of definition a “through the fence” agreement is an agreement between an owner of private property and the City allowing aircraft to pass from private property onto municipal property. The Team has met with the FAA and City staff and is in the process of formalizing the agreement with the City complying with all relevant obligations, conditions and restrictions as required by the City and authorized by the FAA. That being said, it is the City’s recommendation that the Team separate the hangar parcel from the residential element of the project and proceed to re-zone the hangar parcel “industrial” with an approved site plan of 24 T – Hangars, and 40 Large / Box Hangars with a “Pilot’s Lounge” facility consisting of a gathering room, juice bar, weather and flight planning room with computer and high speed access and ladies and men’s rest rooms. The hangar parcel will be fenced and secured and may be accessed by vehicle through key-card entry gate by authorized parties and aircraft hangar owners only. Pilots may then (using an electronic opening device) go “through the fence” to the taxiway and runway “32”. |
